Bookings

Yes. It’s always cheaper to book direct with us. Typically, you’ll save between 5 and 10% on the price of booking through a third-party agent. The longer your stay, the more you’ll save!

Yes. The minimum stay period is 2 nights.

Yes. The maximum stay period is 14 nights.

The prices quoted on this website are for the rental of the suite (these are the same whether there are 1 or 2 guests staying with us). To check the price, please enter the preferred dates of your stay and this will be calculated automatically. Guest rates vary by season and there is also a discount for longer stays (which will be calculated and applied automatically). You can check multiple dates/prices before making a booking.

We accept all major payment methods, including; debit cards, credit cards, apple pay and Gpay.

Sorry. We’re unable to take bookings over the phone. Please make your booking online.

First, check the availability for your stay using our calendar. Then click the ‘Book online’ button. Simply enter your code in the box provided and click ‘Apply’. 

Unfortunately, you are currently unable to amend or cancel your booking online. Please call us or contact us using our contact form. Please note that late cancellations may not be refunded in full. Please see the booking conditions page for more info.

Yes. This will be applied automatically when you check the availability calendar for your stay (prior to making a booking).

Check in

Please arrive between 3.00 pm and 10.00 pm. If you are running late or would like to arrive earlier/later than the times above, please contact us for instructions.

There is dedicated off-road parking to the rear of the property. This comfortably accommodates most cars, pick-up trucks and smaller (transit-sized) vans. If you are travelling to us by motorcycle or bicycle, we can (by prior arrangement) store your bikes in a locked garage. There is also additional off-road parking at the front of the property. Large vehicles (e.g. large camper vans or motor homes) can be parked here. 

This will depend on your arrival time and whether or not we are on-site. When we are here, we will be happy to greet you personally (and show you to/around the guest suite).

Whilst we like to say ‘hello’ there is no obligation to check in with us personally when you arrive. Once we have confirmed your booking, we will advise you of the combination code to a key box. This will give you access to the guest suite via an external door which is signposted.

Yes. You may drop off your luggage with us before you check in (by prior arrangement). We’ll look after it until the guest suite becomes available. Please contact us to arrange a drop off.

Check out

Please vacate the guest suite and return the key by 10.00 am.

You do not need to check out in person. Simply lock the studio door and return the key to the combination lockbox.

We may be able to extend your check out time to 11.30 for an additional fee (although this may be subject to the arrival time of our next guests). Please contact us prior to booking to check availability.

Amenities

No. Bed linen and towels are included in the price of your stay. Extra pillows and blankets are also available on request. 

No. Cleaning is included in the price of your stay.

Shampoo, conditioner and bath/shower gel are all provided. You will need to bring other toiletries.  Don’t forget your toothbrush!

Yes. There is a separate desk and office chair you can use for work or study. This also has a power socket should you need to plug in a laptop or tablet.

At the time of writing we only currently are able to offer a standard 240v domestic socket for vehicle charging (this may be subject to an additional charge – please contact us for details). A number of rapid charging points are available in Seaton and Colyton.  

Food & Drink

We do not offer a cooked breakfast but complimentary tea, coffee, milk and cereals will be provided on arrival. Guests are welcome to bring their own food and a fridge and microwave are available for guest use.

Seaton (5 mins by car or 20 mins on foot) has a good variety of cafes, pubs and restaurants. We’ll be happy to offer recommendations to you during your stay.

Yes. If you’d like recommendations on the best local takeaways, we’ll be happy to advise you.

No (the studio does not have an oven, hob or a kitchen sink). You may however re-heat any food that you have brought with you. A fridge and microwave are available for storing and reheating food such as ready meals.

Yes. The studio comes with a coffee percolator, kettle and teapot and complimentary tea and coffee.

Yes. You may bring your own soft drinks and alcohol. A small fridge is also available to keep your drinks cold. Wine glasses are also available.

Guest policies

Sorry, we are unable to accommodate children of any age. The guest suite is reserved for guests aged 18+.

Sorry, dogs (other than guide dogs) and pets are not allowed.

No. Smoking or vaping is not permitted anywhere on the premises.

Photography is permitted for personal use. Commercial photography and filming is not allowed.

No. The studio is for the occupancy of up to 2 paying guests only. Events, meetings, parties and gatherings are not allowed.

Travel & Directions

Our nearest airport is Exeter.

Our nearest train station is located at Axminster.

Just around the corner from us (less than 5 minutes walk).

There are two petrol stations in Seaton…  Tesco Petrol, and Esso Tower services.

Seaton has a large Tesco and Aldi store (opening Summer 2023) as well as a number of smaller convenience stores. There is also a Waitrose store in Sidmouth (approximately 15 minutes by car).

There are two Lloyds pharmacies in Seaton and an in-store pharmacy at Tesco.

The nearest pub is the Wheelwright Arms in Colyford (approx 12 – 15 minutes on foot). There are also several pubs in Seaton (approx 20 mins on foot).
